We are delighted to host you in our beautiful historic properties and hope your stay will be enjoyable and memorable. Please take a moment to read through this guide, which contains important information about the house rules, our commitment to preserving the home's historic integrity, and practical details to help make your stay as comfortable as possible. We have put this guidebook together to answer frequently asked questions, and make your stay as wonderful as possible! 

PART I: House Rules for All Properties

  • House Rules – All Properties To ensure that all our guests have a pleasant stay and maintain the quality and heritage of our historic home, please adhere to the following rules:

    Quiet Hours: Please observe quiet hours from 10 PM to 7 AM to respect the peace of our neighbors and other guests.

    Age Requirement: Guests renting the property must be at least 25 years old.

    Smart Code Entry: Each guest will receive a unique Smart Code for the duration of their stay.

    No Smoking: Smoking is strictly prohibited inside the house and within 20 feet of any entrance.

    Pets: Pets are not allowed due to the delicate nature of our historic furnishings and floors.

    Events and Parties: Events and large gatherings are not permitted without prior approval from management. Submit a guest list and event details for approval at least 14 days before. Unapproved events are subject to immediate eviction.

    Unregistered Guests: A fee of $150 per person will be charged for unregistered guests who are invited without prior approval.

    Damage: Guests are responsible for any damage caused during their stay and may be subject to a damage fee. Damages will be reported to Airbnb, and replacement or cleaning fees will be charged accordingly.

    Maximum Occupancy: Adherence to the maximum occupancy limit is strictly enforced.

    Parking: Use designated parking areas and adhere to local regulations. If staying at the condo, refer to the parking permit instructions and restrictions at the church.

    Golf Cart and Kayak: For resort/condo guests, sign a golf cart waiver before use. Replacement of lost golf cart keys will incur a $200 fee. Drivers must be at least 21 years old, have a valid license, and only drive within the resort area.

    Alarm System and Safety Cameras: The alarm system and safety cameras are only active outside. Please do not tamper with cameras or monitors. Covering the cameras is not allowed, cameras are provided for your safety.

    Check-In/Check-Out: Check-in is at 4 PM, and check-out is by 11 AM. Early check-in or late check-out must be pre-arranged with management.

    Supervision of Children: Supervise children at all times, especially in the pool area.

  • The Sandpiper @ Winnie and The Sandpiper @ Church

    Hours: 7 AM - 11 PM.

    No Bubble Liquids: Do not pour bubble liquids into the pool.

    No Urinating: Make sure children use the restroom.

    Spa Instructions (Winnie only): Follow posted spa instructions.

    No Glass: Do not bring glass bottles or containers into the pool area.

    The Sandpiper @ Pointe West: Please follow the posted club rules.

  • A signed waiver is required for use of the golf cart.

    Location: Clubhouse Garage, 4161 Pointe West

    Vehicle Information: Teal 6-passenger golf cart, Sandpiper license plate

    Access Instructions: Golf cart is covered. Remove the cover and store it in the seat compartment of the second row.

    Charging Instructions: Unplug the charger before use and recharge after using the golf cart.

    Driver Requirements:

    -Minimum age: 21 years old (Children are strictly prohibited from driving)

    -Possess a valid driver's license

    -Adhere to all seatbelt laws

    Keys and Security Instructions: Keys are kept in the kitchen on a key ring containing:

    1. Golf cart key

    2. Security boot guard key

    3. Storage closet key

    Boot Guard: Ensure the boot guard is removed before starting the golf cart.

    Lost or Stolen Keys: A replacement fee of $200 will be charged to guests for lost or stolen keys.

  • Use Safely: Follow standard precautions when using the gas grill.

    Turn Off: Turn off the natural gas supply after use.

  • Be aware of local wildlife and avoid feeding or interacting with them. Alligators are sometimes seen at the Point West location, so please be mindful of your surroundings, especially near bodies of water. Other common wildlife on the island includes:

    Alligators: Frequently spotted near the bay in search for birds. Always maintain a safe distance, especially around the bay, ponds and lakes.

    Raccoons, Opossums, and Rats: Commonly seen on the island. Keep your distance and secure trash to avoid attracting them.

    Seagulls and Shorebirds: Do not feed them, as this may provoke aggressive behavior.

    Snakes: Both venomous and non-venomous species inhabit the area. Be cautious when walking through vegetation.

    Jellyfish: Be careful when swimming in the ocean, as their stings can be painful.

    Coyotes: Maintain a safe distance and secure food sources to prevent attracting them.

    If you encounter wildlife on the property, please maintain a safe distance and inform us if necessary.

  • When enjoying the beach or the bay at Pointe West, it's crucial to stay informed about water safety to ensure a safe and enjoyable experience.

    Rip Currents:

    -Rip currents are powerful channels of water flowing away from shore, often difficult to spot from the surface.

    -If caught in a rip current, don't swim against it. Instead, swim parallel to the shore until free, then head to safety.

    -Be aware of beach flags and lifeguard advice.

    Beach Waves and Tides:

    -Be cautious of strong waves, which can knock you off your feet.

    -Pay attention to tides as rising tides may cover sandbars, leaving you stranded or increasing wave strength.

    Gulf Bayside Currents:

    -The bayside tides are usually calmer, but the current is strong, and can be dangerous, especially near inlets.

    -Watch for undertows and submerged hazards that may be hidden beneath the surface.

    General Safety Guidelines:

    -Always swim with a buddy and preferably near a lifeguard.

    -Don't swim after consuming alcohol or during extreme weather.

    -Wear a life jacket if you are not a strong swimmer or if you're boating in the bay or gulf.

    -Keep an eye on children at all times and ensure they wear appropriate flotation devices.

    -Be cautious and prepared to enjoy your time on the water safely.

  • • Place all used towels on the bathroom floor.

    • Empty garbage into the trash bins located behind the house in the alley.

    • Turn off all lights.

    • Run the dishwasher.

  • • Guests may be evicted by law enforcement for unapproved events and fined up to $1,500.

    • No drugs, confetti, or fireworks.

  • The owners have the right to inspect the property if damage or illegal activities are suspected.

The SAndpiper @ Pointe West

  • 26570 Baywater Drive, Unit 101

  • o All guests must register to use the clubhouse amenities.

    o The clubhouse is located at 4161 Pointe West, at the Welcome Desk, where wristbands can be picked up.

    o Guests must wear their wristbands at all times.

  • o Registered guests should park in garage spot #101.

    o Additional guests can park in the unmarked spaces outside the garage.

  • o Two single kayaks with safety jackets are provided. Please do not go out on the water without wearing life jackets.

    o Each kayak is intended for one person only. Do not attempt to carry two passengers per kayak.

  • o A wildlife sanctuary is nearby. Be aware of alligators, which sometimes roam the bay looking for birds.

  • 1711 Winnie Street

  • Off-street parking.

The Sandpiper @ Church St: Historic District

  • 1307 Church St.

  • o This property is in the heart of the historic district, and parking is closely monitored.

    o The City of Galveston strictly enforces parking permits.

    o If a permit is lost, stolen, or tampered with, a fine of $500 will be imposed and charged to the guest.

    o Please ensure you don't accidentally drive home with the permit.

  • o Parking permits are available for up to two vehicles.

    o You can find the permits in the top kitchen drawer to the right when you enter.

  • There is one additional private parking spot behind the house, accessible via the alley, and marked with the address: 1307 Church Street.

 By staying here, you're helping us keep a little piece of Galveston's history alive. Please join us in this important endeavor by following these guidelines:

  • Respect the Architecture: Avoid attaching anything to the walls or altering the structure in any way. The original woodwork and design tell the story of a bygone era.

  • Use Furniture Carefully: Refrain from moving the furniture to avoid damage to both the furniture and the historic floors.

  • Conserve Energy: Turn off lights, fans, heaters, and electronic devices when not in use to minimize impact on this old structure.

  • Report Issues: Notify us immediately if you notice anything that needs attention, such as a loose fixture or water leak. Quick action will ensure a safer stay for all guests.

  • Historical Awareness: Appreciate and care for historical elements like original woodwork, stained glass, and historical photographs. Treat them with the respect they deserve.

  • Mind the Fixtures: Handle antique doorknobs, faucets, and light switches gently to avoid damaging them.

  • Avoid Moisture Damage: Keep windows and doors closed when running the air conditioning, and clean up any spills promptly.
